RENTAL POLICIES
Please Read Over All Policies Thoroughly
For houses, Bluestar requires a minimum of a 1 year lease.
For apartments, Bluestar requires a minimum of a 6 month lease.
1. ANYONE, 18 YEARS OF AGE OR OLDER must complete an application and pay a NON-REFUNDABLE application fee of $50.00 in the form of a MONEY ORDER OR CASHIERS CHECK ONLY before the application process can begin. Please DO NOT include any deposits until approved and/or instructed to do so.
2. EVERY APPLICANT must provide a current drivers license or valid I.D. (Military I.D. okay) and proof of a social security number.
3. EVERY APPLICANT must provide verifiable proof or sources of current income. We need to be able to verify in writing, your sources of income. Some examples of acceptable proof of income include, but are not limited to: the last two paycheck stubs, SSI, disability, AFDC, child support court ordered letter, or tax returns and the last six months of bank statements for applicants who are self-employed.
4.EVERY APPLICANT’S gross income or combined applicants’ gross income must be a MINIMUM OF 3 TIMES THE RENT of the unit for which you have applied.
5. NO APPLICANT can have an eviction on file or unlawful detainer on file.
6. BANKRUPTCIES must be discharged and a minimum of 2 years old. You must show current, established credit.
7. EVERY APPLICANT must meet the minimum credit score of 600. The credit score requirements may be higher depending on the property. Credit score requirements will be listed on the property listing.
8. EVERY APPLICANT should have current and verifiable rental history or mortgage history within the last twelve months. Any judgment or collection account unpaid to a previous management company may result in denial.
9. EVERY APPLICANT signing an application may be denied if FALSE, FRAUDULENT, OR MISSING INFORMATION is given on the application or regarding any of these policies.
10. EVERY APPLICANT will be required to pay for holding deposits in a MONEY ORDER OR CASHIERS CHECK after their application has been approved. Once approved, your move-in money must be a CASHIERS CHECK or MONEY ORDER. NO PERSONAL CHECKS WILL BE ACCEPTED. NO EXCEPTIONS.
11. BE PATIENT. It will take time to completely check and verify the information on the application. We will try to process your application in 72 hours. The speed your application is processed depends on how quickly other parties respond to our request for information.
NOTE
You will be notified of the approval or rejection of the application as soon as possible.
All approval’s are subject to the owner’s discretion.
AN INCREASED DEPOSIT MAY APPLY.
PET POLICIES
The following is a list of breeds NOT permitted to live in pet accepting houses and apartments:
- Akita
- Chow
- Dalmatian
- Doberman Pinscher
- Any Husky or Sled Dog
- Alaskan Malamute
- Pit Bull (AKA American Staffordshire Terrier)
- Presa Canarios
- Rottweiler
- Wolf
- Wolf Hybrid
Any mix of the above pets is not accepted. All other breeds are subject to management discretion.
No reptiles or exotic pets are permitted.
In addition to meeting the breed requirement, all owners must bring to Bluestar:
- A photograph with the name of the pet written on the back.
- Proof the pet has been spayed on neutered.
- Licensing information
- Proof of vaccination
- A $200.00 cashier’s check or money order for the pet deposit
